Kajang Perdana
There is not much information regarding this project though. Nothing can be found on the internet. This is a development by D-Hill Sdn Bhd. From the map that I have, the development is located at Kajang Bypass highway near Kajang Giant. Some info regarding this project as advertised in newspapers:

- free SPA legal fees and stamp duty for Memorandum of Transfer (MOT)

This is a development by JM Land Sdn BHD (don't be confused with IJM Land). The development is called Bandar Puncak Utama Kajang. It's 100% completed with CF. So you can move in immediately. Some info about this project:

One of the selling point about this project is it's located next to a Gamuda development called Jade Hills. The main point of using Gamuda's name is that they are actually building another access road which will connect this area to Sungai Chua. When this access road is completed, Jade Terrace will have another proper access to this area. Their sales person expect that the road to be ready within a year. She told me that they actually had an agreement with Gamuda to build the access road. My main concern is that what if Gamuda decided not to open access from Sungai Chua to Jade Terrace? Since Jade Hills is a high end project, it's likely that access to the area will be restricted. Even in Jade Hills' website, the access road from Sungai Chua to Jade Terrace is not indicated.
The project is about 40% sold at the moment. For the above mentioned price, only 2 to 3 units left. Their pricing scheme is quite weird though. intermediate units are differently priced without any additional features such as facing field etc. Currently they don't have any promotions besides the normal free SPA legal fees and Free Moving Cost (FMC). You will have to come up with 10% for down payment.
I do think if the access road to Sungai Chua is eventually open, this is a good place to live in and the property price will rise besides it's located near the Kajang train station via Sungai Chua. There's no risk of this project being abandoned since it's already complete with CF. The risk is whether the access road will actually be opened to public or not. In terms of other amenities, shop houses are quite nearby. Although I didn't notice any schools around, it's likely that Jade Hills will have their own schools later on.
